I JUST DON'T HAVE THE MONEY TO FIX THINGS - WILL MY PROPERTY STILL SELL?

Real estate will be more desirable to buyers if care is taken with presentation and maintenance has been attended to prior to coming onto the market.

The alternative is to sell a property "AS IS", which means the buyer buys the home with all faults and as inspected.  So for a home with lots of maintenance to be done, or poorly presented - the outcome for the seller might not be good.  Such properties will sell, no problem there.  But they will be sold to bargain-hunters, renovators, flippers or investors who will discount the selling price to account for the shortcomings of the property.  Real estate is a price-driven industry.  Every property will sell if the price is right.  But as a seller, you will want to maximise your sale outcome and that might mean that you need to spend money to address maintenance and presentation issues. Avoid selling to the bargain-hunters and flippers if you can.

But, what if you just don't have the money to fix things?

  • new carpets or blinds
  • painting
  • fix leaking roof or a sagging ceiling
  • fix broken stove or hot water system
  • funds to install RCD's and smoke alarms - necessary to get the property to settlement
  • anything within reason that might need to be done to get the property on the market.
