COOLING OFF PERIODS, AUCTION FORMAT, PRIVATE TREATY SALES

Have you noticed that it's much more common in other states to sell a house by auction?  The property programs on television often use the drama of the auction setting to tantalise viewers, it's good TV.  In Western Australia, we still have auctions, but far less frequently.  The most popular form of selling here is by Private Treaty.  So what's behind this - why is WA different?

In most other states of Australia, a Private Treaty sale by law has to include a cooling off period - a number of days where the buyer can withdraw from the sale with little or no penalty.  However, if a property is sold by Auction, there is no cooling off period.  So sellers and agents can see a clear advantage to the Auction pathway.

But the difference in Western Australia is this: there is NO COOLING OFF PERIOD for a Private Treaty Sale.  The same applies to Auctions, no cooling off period.  So, here in WA, there is no driving force to go to auct...

DOES STAGING A HOME ACTUALLY WORK AND IS IT WORTH THE MONEY?

In the past, I haven't routinely suggested to sellers that they should pay for home staging.  It's quite an expense, around $3000 or more.  And as I have always had the mindset of keeping expenses to a minimum for my clients, it was just something that I felt was possibly an expense that I didn't need to burden my sellers with.

I have been marketing a 3 bedroom 2 bathroom home in Morley. The home is in very nice condition with a lot of appeal.  But it was presented to the market completely empty, no furniture.

I JUST DON'T HAVE THE MONEY TO FIX THINGS - WILL MY PROPERTY STILL SELL?

Real estate will be more desirable to buyers if care is taken with presentation and maintenance has been attended to prior to coming onto the market.

The alternative is to sell a property "AS IS", which means the buyer buys the home with all faults and as inspected.  So for a home with lots of maintenance to be done, or poorly presented - the outcome for the seller might not be good.  Such properties will sell, no problem there.  But they will be sold to bargain-hunters, renovators, flippers or investors who will discount the selling price to account for the shortcomings of the property.  Real estate is a price-driven industry.  Every property will sell if the price is right.  But as a seller, you will want to maximise your sale outcome and that might mean that you need to spend money to address maintenance and presentation issues. Avoid selling to the bargain-hunters and flippers if you can.

House Proud Realty can sell your property even if the tenant is still there on a fixed term lease or a periodic lease.  You don't need to wait till the tenant moves out to sell your property.  It is your right as the property owner to sell your property if you need to.  We have made many sales of investment properties in this circumstance.

Whilst there are some legal rights that need to be adhered to, the best results come from treating the tenant respectfully and acknowledging that this is their home and they are entitled to privacy and enjoyment of the property, without undue disturbance, during the term of the lease.
